Building without a required permit in Ontario creates a series of escalating consequences. During construction, a stop-work order can be issued by the municipal building inspector at any time, requiring all work to stop until the permit is obtained or the work is brought into compliance. Completed work done without permits may be required to be demolished or opened up to demonstrate compliance. Fines under Ontario's Building Code Act can reach $50,000 for individuals. At resale, unpermitted work must be disclosed and typically creates complications with buyers, their mortgage lenders, and their lawyers, either resulting in a price reduction, a conditional offer requiring remediation, or in some cases a failed sale. Future permit applications on the same property may be complicated by a history of unpermitted work.
