Engineered Hardwood is a multi-layer product with a real hardwood veneer on top — typically 2 to 6mm thick, bonded to multiple layers of high-density plywood or HDF core beneath. The cross-ply construction makes it significantly more dimensionally stable than solid hardwood, meaning it handles humidity fluctuations better. It can be refinished once or twice depending on the veneer thickness. It looks identical to solid hardwood at surface level.
Luxury Vinyl Plank — commonly called LVP — is a 100 percent synthetic product with a photographic layer printed to replicate wood grain, protected by a wear layer on top and backed by a rigid or flexible core. It contains no wood at all. It is 100 percent waterproof, dimensionally stable across all humidity ranges, and available in high-quality options that are genuinely difficult to distinguish from wood at conversational distances.
How Ontario's Climate Affects the Decision
This is the factor most flooring guides skip entirely, and it is the most important factor for GTA homeowners.
Ontario's climate creates significant seasonal humidity swings. In winter, indoor humidity in heated GTA homes frequently drops below 30 percent. In summer, without air conditioning running continuously, it can climb above 60 percent. That swing, 30 percent or more between seasons, causes solid hardwood to expand and contract measurably. Wide-plank solid hardwood, popular for its visual appeal, is particularly vulnerable to gapping in winter and cupping in summer when humidity is not carefully controlled.

Where Each Product Belongs in a GTA Home

Solid Hardwood belongs on above-grade main floors and upper-floor bedrooms in homes where indoor humidity is consistently maintained between 35 and 55 percent year-round. It is the premium choice for homeowners who value long-term refinishability and the character of genuine wood. It does not belong in kitchens with significant moisture risk, in basements, or in homes where humidity management is inconsistent.
Engineered Hardwood belongs on above-grade main floors, upper floors, and in applications over radiant heating systems where the dimensional stability of solid hardwood is insufficient. It is also appropriate for ground-level installations directly over concrete subfloors where solid hardwood cannot be nail-down installed. It is a better choice than solid hardwood for GTA homes where humidity control is imperfect.
Luxury Vinyl Plank belongs in basements, kitchens, bathrooms, laundry rooms, and any space where moisture exposure is a realistic possibility. It is also the right choice for households with pets, young children, or high-traffic patterns where scratch and stain resistance is a priority over refinishability. What Each Option Costs in the GTA in 2025

For a homeowner with a realistic planning horizon of 10 to 15 years, or for anyone installing flooring in a space where LVP is the appropriate performance choice, the refinishability advantage does not change the recommendation.
