Kitchen renovation is the most requested and most searched renovation in the GTA. It is also where expectations and real costs most often diverge, usually because of single-line estimates, vague material specs, and quotes that leave out permits, design or the trades you never see in the finished room. This guide breaks down kitchen renovation cost in the GTA, the eight factors that move the price, and a framework for evaluating the quotes you receive.

What Kitchen Renovations Cost in the GTA

ScopeWhat It IncludesTypical Range
Basic refreshNew doors and drawer fronts, countertops, backsplash, hardware and paint, no layout changes$10,000 to $25,000
Mid-range full renovationFull cabinet replacement, stone counters, tile backsplash, new flooring, updated lighting, standard fixtures$30,000 to $60,000
Renovation with layout changesWall changes, semi-custom or custom cabinetry, stone counters, integrated appliances, pot lights$55,000 to $100,000
Premium custom kitchenFull custom cabinetry, waterfall islands, high-end stone, open-concept structural work, premium lighting design$80,000 to $150,000+

A typical kitchen in a GTA semi or detached home runs about $45,000 to $75,000: full cabinet replacement, quartz counters, tile backsplash, new appliances, updated lighting, flooring and a minor layout improvement. A single-line quote below $30,000 for that scope deserves very specific questions about what is and is not included. Ranges are before HST.

The Eight Factors That Drive the Price

1. Cabinet Quality and Configuration

Cabinetry is usually the largest line item, typically 30% to 40% of the total.

Cabinet GradeInstalled Cost per Linear Foot
Stock: pre-made in fixed sizesAbout $200 to $400
Semi-custom: factory-made to order, wider sizes and finishesAbout $400 to $700
Full custom: made to your exact specificationsAbout $700 to $1,400+

Configuration matters as much as grade. Floor-to-ceiling uppers, panelled refrigerators, mixed-material islands and complex corner solutions all cost more than a simple run of boxes.

2. Countertop Material

  • Laminate: about $20 to $50 per square foot
  • Quartz, the dominant GTA choice for mid-range and up: about $80 to $150+ per square foot installed
  • Natural marble and quartzite: about $120 to $200+ per square foot

On a typical 30-square-foot countertop, moving from standard quartz to premium natural stone can add roughly $1,500 to $4,000 or more.

3. Layout Changes and Structural Work

Keeping the existing layout costs far less than moving the sink, range or fridge, or removing a wall to open the main floor. Plumbing relocation, rerouted circuits and structural work all add cost you never see in the finished room. Removing a load-bearing wall commonly adds $15,000 to $35,000 for the beam, structural design and permit, depending on span and what sits above.

4. Appliances

Often the biggest variable, and often included or excluded without the homeowner realizing how much the total changes.

  • Standard mid-grade package (30-inch range, fridge, dishwasher, hood): about $4,000 to $8,000
  • Premium integrated package (36-inch range, panel-front fridge, integrated dishwasher, high-performance hood): about $15,000 to $40,000+
Key point: The costs most often missing from a low kitchen quote are the ones you cannot see in the finished room: appliances, permits, design drawings, and licensed plumbing and electrical work. Confirm each is in the number before comparing two quotes.

5. Flooring

Kitchen flooring typically runs about $7 to $20 per square foot installed, with vinyl plank at the lower end and porcelain tile and hardwood higher. On a 200-square-foot kitchen, the gap between standard and premium can reach about $2,500. Flooring is sometimes in the kitchen quote and sometimes separate, so confirm which.

6. Lighting

Good kitchen lighting combines well-placed pot lights, island pendants, under-cabinet LED strips and dimmers, all installed by a Licensed Electrical Contractor with an ESA notification. Budget about $3,500 to $8,000 for a complete scope including fixtures, wiring and notification. Lighting is one of the most commonly underbid kitchen items.

7. Plumbing and Electrical

Even without layout changes, most kitchens need some work: new supply shut-offs, dedicated circuits for the dishwasher or microwave, updated hood venting or a pot filler. Layout changes raise rough-in costs substantially. Licensed plumbers and electricians are the only legal option, and their costs are sometimes left out of estimates that focus on the visible scope.

8. Permits and Design

Structural changes, new plumbing rough-ins and significant electrical work need approvals:

  • Building permit and ESA notification: often about $500 to $1,500 combined for a GTA kitchen
  • Design and permit drawings: about $2,000 to $5,000

These costs are real, required and sometimes missing from contractor quotes.

How to Evaluate a Kitchen Renovation Quote

  • Cabinets. Stock, semi-custom or custom? Ask for the brand, product line and door style.
  • Countertops. Which material and brand? Are the edge profile, sink cut-out and installation included?
  • Appliances. Included? If so, which brands and models? If not, is installation included?
  • Permits. Are the building permit and ESA notification included?
  • Trades. Are the electrician, plumber, tile setter and flooring installer all in the total, or quoted separately?
  • Lead time. Custom cabinetry typically takes 8 to 14 weeks or more. Does the schedule account for it?

A quote that answers all of these is one you can evaluate and compare. One that does not is a starting position that will grow during the project.

Is It Worth It? Kitchen Renovation ROI in the GTA

A well-executed kitchen is one of the strongest renovation investments in the GTA. A mid- to upper-range renovation that modernizes a dated kitchen is commonly cited as recovering roughly 60% to 80% of its cost at resale, and you get a better daily life from the day the work is done. In the GTA’s competitive market, the kitchen is one of the most influential factors in buyer perception and offers; dated kitchens tend to draw fewer showings and weaker bids.
