Forty square feet is roughly 5 by 8 feet. It is the standard small bathroom dimension in GTA housing, it appears in century semis, post-war bungalows, and condos alike, and it will accommodate a toilet, a sink, and a tub or shower. It will do so well or badly, and the difference is entirely in the clearances and the fixture selection. Here is what actually fits.

The clearances that govern everything

These are the working dimensions. Confirm current Ontario Building Code requirements for your project, since some are Code minimums and some are best practice, but design to these numbers and the room will function.

Toilet:

  • 15 inches minimum from the centreline of the toilet to any side wall or obstruction, which means a 30-inch minimum clear width for the toilet
  • 21 inches minimum clear space in front of the bowl, with 24 inches being far more comfortable
  • 30 inches of clear width in front is preferable where space allows

Sink and vanity:

  • 21 inches minimum clear space in front
  • 15 inches from the centreline to a side wall
  • 4 inches minimum between the edge of the vanity and an adjacent wall for a comfortable elbow

Shower:

  • 30 by 30 inches is the Ontario minimum for a shower stall
  • 32 by 32 is noticeably better and 36 by 36 is comfortable
  • 24 inches minimum clear space in front of the shower entry

Bathtub:

  • Standard alcove tub is 60 inches long by 30 to 32 inches deep
  • 21 inches minimum clear space along the open side
  • 30 inches is comfortable

Door:

  • A 28- or 30-inch door is common in small bathrooms
  • The swing must not conflict with a fixture, and this is the constraint that breaks most small layouts

Four layouts that work in 5 by 8

Layout 1: the classic three-in-a-row

The most common and the most efficient use of a 5 by 8 room.

  • Tub occupies the full 5-foot width at the far end of the 8-foot dimension
  • Toilet next to the tub along the long wall
  • Vanity at the door end, along the same long wall
  • Door on the short wall at the near end, opening in against the vanity wall, or better, opening outward

Why it works: all plumbing sits on one wall plus the tub wall, which minimizes the rough-in cost. The 30-inch clear aisle along the opposite wall serves all three fixtures.

Watch: the door swing. In a 5-foot width, an inward-swinging door often collides with the vanity or the toilet. Swing it outward if the hallway allows, or use a pocket door.

Layout 2: tub opposite, fixtures split

  • Tub along one 8-foot wall, occupying 60 of the 96 inches
  • Vanity in the remaining 36 inches of that wall, or on the short wall
  • Toilet on the opposite 8-foot wall

Why it works: separates the toilet from the vanity, which helps when two people use the room simultaneously. Feels less like a corridor.

Watch: plumbing runs to two walls instead of one, which adds cost. Verify the 30-inch clear width at the toilet.

Layout 3: shower instead of tub, corner arrangement

Trading the tub for a shower frees roughly 12 to 24 inches, which is transformative in this footprint.

  • Corner shower, 36 by 36 or 36 by 48, at the far corner
  • Toilet along the long wall
  • Vanity at the door end, and now it can be wider

Why it works: the freed space goes into the vanity, which is what most households actually want. A 36-inch vanity instead of a 24-inch one changes the room.

Layout 4: the wet room

The entire room is tiled and waterproofed, with the shower as a zone rather than an enclosure, usually behind a single glass panel.

  • Shower zone at the far end, curbless, with a linear drain
  • Toilet and vanity in the dry zone
  • One glass panel to control splash, no door

Why it works: in a very small bathroom, removing the shower enclosure entirely makes the room read as one space rather than three cramped ones. It is also the most accessible configuration.

Watch: the whole floor needs waterproofing, and the floor structure needs to accommodate a curbless drain, which is a framing question rather than a tiling one. Costs more than a conventional layout. Ventilation has to be sized properly because the whole room gets wet.

The fixture choices that buy you space

Wall-hung toilet. The tank sits inside the wall in a carrier frame. Saves roughly 6 to 10 inches of depth compared to a standard toilet, and it makes the floor continuous underneath, which makes the room look larger and is easier to clean. Costs more, requires a 2 by 6 wall or a furred-out wall to house the carrier, and requires access to the carrier for service.

Compact or short-projection toilet. Standard toilets project 28 to 30 inches from the wall. Compact models project 24 to 25. Cheaper than wall-hung and saves real depth.

Wall-hung or floating vanity. Same visual effect as a wall-hung toilet. Floor continues underneath, room reads larger. Requires structural blocking in the wall, which must be installed before the drywall.

Narrow-depth vanity. Standard is 21 to 22 inches deep. Narrow-depth units at 16 to 18 inches free up 4 to 6 inches of aisle, which in a 5-foot room is meaningful.

Corner sink. Uses dead space. Sacrifices counter and storage, so it is a last resort.

Pocket door. Eliminates the swing entirely. Frees 8 to 10 square feet of usable floor. Requires a wall cavity with no plumbing or major electrical, which is the limiting factor, and hardware quality matters because cheap pocket door hardware fails.

Outward-swinging door. Free, if the hallway allows. Also a safety benefit, since a person who falls against the inside of an inward-swinging door can block it.

Sliding or fixed glass shower panel instead of a hinged door. A hinged shower door needs clearance to swing. A sliding door or a single fixed panel does not.

Alcove tub at 54 inches instead of 60, available in some product lines, or a Japanese-style deep soaking tub at 48 inches. Frees 6 to 12 inches. Verify it suits the household before committing, since a shorter tub is a real compromise for adults.

Recessed medicine cabinet. Storage that occupies no floor or projecting depth. Requires a stud bay free of plumbing and wiring.

Shower niche. Storage inside the wall rather than a caddy projecting into the shower.

What to spend on and what to skip in a small bathroom

Spend on:

  • Waterproofing. Small bathrooms get proportionally wetter and there is less room for error.
  • Ventilation. A 40 square foot room with a shower needs at least 80 CFM, quiet enough to actually be used, with a humidity sensor or a timer.
  • A wall-hung or compact toilet if the depth is tight.
  • Storage that occupies no floor area: recessed cabinet, shower niche, over-toilet shelving.
  • Good lighting. Small dark bathrooms feel much smaller. Layered lighting with a vanity light at face height rather than a single ceiling fixture.

Skip:

  • Double sinks. They do not fit in 5 feet in any configuration that leaves usable counter.
  • A tub and a separate shower. Not possible in 40 square feet.
  • Large-format floor tile in a very irregular room, where the cut waste and the layout difficulty outweigh the visual benefit. Though in a regular 5 by 8, large tile does help the room read larger.
  • Heavy dark finishes on every surface.
  • A vanity deeper than 18 inches if the aisle is under 30.

Visual tricks that genuinely work

Not a substitute for good planning, but they help.

  • Continuous flooring from the room into the shower, which reads as one larger space
  • Large-format tile with minimal grout lines
  • A frameless or single-panel glass enclosure rather than framed or opaque, so the eye travels to the far wall
  • Wall-hung fixtures, so the floor is visible underneath
  • A large mirror, ideally wall to wall above the vanity
  • Light colours on the majority of surfaces, with contrast used deliberately
  • Recessed lighting plus a vanity light rather than one central fixture

The planning sequence

  1. Measure the room precisely, including the door opening, the window if any, the ceiling height, and the location of the existing stack.
  2. Locate the stack. The toilet wants to be as close to it as possible. Moving a toilet drain is the most expensive fixture relocation in a bathroom.
  3. Decide the door. Swing direction, or pocket. This decision constrains everything else.
  4. Place the toilet, with its 30-inch clear width and 21-inch front clearance verified.
  5. Place the wet fixture, tub or shower.
  6. Fit the vanity into what remains, choosing depth based on the resulting aisle.
  7. Check every clearance again against the list at the top of this article.
  8. Then select finishes.

Doing this in the reverse order, which is how it usually happens, produces a bathroom where the finishes are lovely and the door hits the toilet.

The single most useful question

Where is the stack, and does the layout keep the toilet near it? In a 40 square foot bathroom, keeping the toilet drain in place can save $2,000 to $5,000, and in a slab or a basement it can save considerably more. That saving buys a wall-hung vanity, a better fan, and proper waterproofing, all of which do more for the room than moving the toilet three feet.
