Carrying laundry up and down basement stairs is one of those daily irritations that people tolerate for years and then decide to fix all at once. It is a very achievable project. It is also a five-trade project with a specific set of requirements, and it is one where cutting corners produces consequences that show up as water damage or a dryer that never dries properly.

What you need, in one list

A main floor laundry needs six things:

  1. Enough floor space with clearances
  2. A drain connection with proper venting
  3. Hot and cold water supply
  4. A dedicated 20-amp circuit for the washer, and a 30-amp 240-volt circuit for an electric dryer
  5. A dryer vent to the exterior, within the manufacturer's allowable duct length
  6. Overflow protection

Get all six right and it works. Miss the fifth and the dryer takes two hours per load. Miss the sixth and a supply hose failure floods your main floor.

Space required

Side-by-side, full-size: roughly 60 inches wide by 34 inches deep for the machines, plus 36 to 42 inches of clearance in front. Total floor area roughly 5 by 6 feet minimum.

Stacked, full-size: roughly 28 to 30 inches wide by 34 inches deep, plus clearance in front. Total roughly 3 by 6 feet. Requires about 76 to 80 inches of height, so verify the ceiling and any soffit above.

Compact, stacked or ventless: roughly 24 inches wide. Suits condos and very tight spaces.

Add for a counter or folding surface: another 24 to 36 inches of width if you want one, and you will want one.

Add for a sink: another 24 to 30 inches. Optional but very useful.

Door clearance: front-loading machine doors swing wide, often 22 to 24 inches. Check the swing against the room and against the other machine.

Where it can go

A closet. The most common solution. A hallway or bedroom closet on the main floor, converted with bifold or pocket doors. Needs the depth, which many closets do not have at 24 inches. Verify against the 34-inch machine depth plus connections behind, which realistically wants 30 to 32 inches of closet depth.

A mudroom or rear entry. Excellent placement. Usually near the back of the house where the plumbing is often accessible, and a hard-wearing floor is already appropriate.

Off the kitchen. Plumbing-efficient, since the water and drain are right there. Watch noise, since a spin cycle beside an open-plan living area is intrusive.

A powder room or bathroom. Shares the plumbing entirely, which is the cheapest connection available. Space is usually the constraint.

A dedicated small room carved from another space. Taking 30 square feet from a family room or a dining room. More construction, most flexibility.

In a second-floor hallway or closet. Popular in newer suburban homes and worth mentioning, since laundry belongs near the bedrooms where the clothes are. The overflow risk is higher, so a pan and a leak detector become more important, not less.

Plumbing

Drain. The washer discharges into a standpipe, typically 2 inches, connected to the drain system. The standpipe height matters and is specified by the plumbing code, generally with the top of the standpipe well above the washer's water level to prevent siphoning. A P-trap is required.

Venting. The standpipe needs venting like any other fixture. Close to an existing vent, this is straightforward. Far from one, a new vent has to be run or an air admittance valve used where the municipality permits.

Water supply. Hot and cold, with a recessed washing machine outlet box containing both valves. Use braided stainless steel supply hoses, not rubber. Rubber hoses fail, and a failed hose on a main floor is a flood into the basement.

Proximity to the stack is the same cost driver here as in any plumbing addition. A laundry near the kitchen or a bathroom is inexpensive to connect. One at the opposite end of the house is not.

Dryer venting: the item most often done badly

This deserves its own section because it is where main floor laundries most commonly fail.

The dryer must vent to the exterior. Not into the wall cavity, not into a crawlspace, not into the basement, not into a soffit. A dryer exhausts a large volume of hot, humid, lint-laden air, and venting it inside is both a moisture problem and a fire hazard.

Duct length is limited. Manufacturers specify a maximum equivalent length, commonly around 35 feet for a typical residential dryer, with each 90-degree elbow counting as roughly 5 feet of that allowance and each 45-degree elbow around 2.5 feet. A run with 20 feet of straight duct and four 90-degree elbows is already at 40 equivalent feet and over the limit.

Check the specific dryer's manual. The allowance varies by model and by the type of exterior hood used.

Use rigid metal duct. Not flexible foil, not vinyl. Rigid 4-inch smooth-wall metal, with joints taped rather than screwed, since screws project into the duct and catch lint.

This is the constraint that decides many main floor laundry locations. A closet in the middle of the house with no reasonable path to an exterior wall may simply not work for a vented dryer.

The alternative: a ventless heat pump dryer. These condense the moisture and drain it rather than exhausting it. They are more efficient to run, they need no exterior duct, and they take considerably longer per cycle and cost more upfront. In a location with no venting path, they turn an impossible project into a possible one. This is worth serious consideration in older GTA homes with interior laundry locations.

Electrical

Washer: a dedicated 20-amp, 120-volt circuit. Should be GFCI protected.

Electric dryer: a dedicated 30-amp, 240-volt circuit, which is a substantial run and requires panel capacity.

Gas dryer: a 120-volt circuit plus a gas line. Gas fitting in Ontario requires a TSSA-certified fitter, without exception.

Panel capacity is the question to ask early. A 240-volt dryer circuit in a house with a full panel means a subpanel or a service upgrade, which adds $2,500 to $4,500. Check this before you plan anything else.

ESA notification is required for all of the above. It is separate from any building permit.

Overflow protection

A washer on a main floor sits above finished space. A supply hose failure or a drain backup floods downward into the ceiling below.

Minimum: a drain pan under the washer, piped to a drain.

Better: a drain pan plus a leak detector with an automatic shutoff valve on the supply lines. These cost a few hundred dollars and they prevent the single most expensive failure mode of a main floor laundry.

Also: braided stainless supply hoses, and a habit of shutting the valves when away for extended periods. Some outlet boxes include a single-lever shutoff for both lines, which makes this practical.

Noise and vibration

A basement laundry is acoustically isolated by concrete and distance. A main floor laundry is not.

What to do:

  • Insulate the walls with mineral wool or acoustic batt while they are open
  • Use a solid-core door on the laundry closet or room
  • Verify the floor structure. A spinning washer generates real vibration. On a joisted floor, additional blocking between joists under the machine reduces transmission substantially, and it is cheap while the ceiling below is open.
  • Consider anti-vibration pads under the machines
  • Choose machines with good noise ratings. The difference between models is significant.
  • Do not place it against a bedroom wall if there is any alternative.

Add $1,800 to $5,000 for the appliances, more for premium or heat pump units.

What pushes it to the high end: distance from the stack, no venting path requiring a ventless dryer, a panel upgrade, slab-on-grade construction requiring concrete cutting, and a full built-in cabinetry package.

Permits

A building permit is generally required. You are adding plumbing fixtures and connections where none existed, and usually framing.

A plumbing permit is typically part of the building permit application.

ESA notification is required for the electrical work and is separate.

TSSA applies if a gas dryer is involved. Confirm the specific requirements with your municipality, since the treatment of a laundry relocation varies somewhat.

What to do with the basement space

Do not overlook this. Removing the laundry from the basement frees 30 to 60 square feet and, more importantly, removes a wet-service area from what might become finished space. That space often becomes storage, a mechanical room reorganization, or part of a future basement finishing project. If a basement suite is anywhere in your plans, be aware that a suite generally needs its own laundry provision or a defined arrangement for shared laundry, so check that before you cap everything off.

Leave the connections capped rather than removed where practical. It costs almost nothing and preserves the option.

The five questions to ask first

  1. Where is the stack, and what is the drain and vent route from the proposed location?
  2. What is the dryer vent route to the exterior, and what is the equivalent duct length including elbows? If the answer is over the manufacturer's limit, a ventless dryer is the solution.
  3. Does the panel have capacity for a 30-amp 240-volt circuit?
  4. Is a drain pan with leak detection included in the quote?
  5. What sound isolation is included?

A contractor who answers all five in the first visit has done this before. The second question in particular separates people who have installed main floor laundries from people who have installed basement ones.
